The "floats are GRP and new in 2016, The topsides are timber and the roof was renewed in 2016 with a remaining guarantee of approximately 18 years

This houseboat is boarded from the south facing veranda that fronts onto the river. You enter through double glazed French Windows into the lounge area that measures 11' 6" x 10'. A wall mounted electric heater keeps you warm on those colder days. From the lounge heading aft leads you into a very well fitted galley area with ample space for modern appliances. The fridge freezer is included in the sale together with the cooker and a microwave. Aft of the galley is the master bedroom. The bed is included together with some furniture.
The owners have confirmed the following;
Since 2018 we have made the following improvements:
Insulated floors throughout (25mm polystyrene insulation)
Renewed mooring fixings at front and rear of the boat so they stay quiet even if it's windy
Replaced the kitchen and bathroom including new macerator in the toilet system
Fitted brand new B&Q kitchen with new water heater, integrated appliances including washer drier, oven, hob, extractor fan and fridge freezer and fitted a bespoke cupboard- which fits a small hoover in the bottom!
Replaced all the sockets
Installed WiFi extender and router
Installed electric radiators in the kitchen and bathroom
Replaced and extended the veranda by about a foot and extended the roof to match so there's space to fit a small bistro table and chairs on the balcony in the summer.
Reroofed the boat with an EPDM rubber roof which has a 20 year manufacturer's warranty and a separate guarantee of 20 years from the installation company- we have the certificates for these and are happy to provide them.
Resealed all of the windows externally
Sanded and painted the outside of the boat with Ronseal 10 year weatherproof wood paint.
These boat details are subject to contract.
Note: We have stated the year as 2016 as this is when the new floats (hulls) were built and interior completely refitted. The topsides have undergone constant upgrading including the new roof.

Very well presented Houseboat/ Holiday Cottage overlooking the the River Yare at Brundall.
She has been completely re furbished and new floats were fitted to her in 2016.
She has also had a new roof with a remaining guarantee of approximately 18 years.
The interior has also been tastefully refitted and includes an induction hob, grill and oven, Fridge Freezer and a washer dryer.
She is an ideal holiday retreat/getaway and ideally situated with regard to shopping and railway station with trains running to Norwich every 30 mins. The mooring can be transferred to the new owner subject to the marina owners approval.
